What is a Pristine Inspection?
At Pristine Inspections, our standards are among the highest in the
industry. Deep experience combined with intensive training allow us to
provide inspections that are detailed and conclusive. We do meticulous
home inspections that are a critical link in a process where all parties
benefit from knowing the facts.
Our inspection begins at your home. Because our inspection process allows
us to address your specific needs, we request that both you and your realtor
be present. We will ask you to sign a written agreement defining the
parameters within which we will do our work. And we will begin by asking you
to share with us your specific concerns. We will pay specific attention to
those issues as we proceed through the property. The on site work for our
inspection will likely take two to four hours to complete.
Our work will provide you with a detailed picture of the fundamental
systems of your property. Our observations are visual. We are not
invasive. Nor do we perform any destructive testing. We will study the
roof, the foundation, the electrical, plumbing, heating, and air
conditioning systems. We will look at the exterior and interior
"skin" of the building and make observations on numerous
components such as windows, doors, insulation, porches, and appliances.
Where necessary, we will suggest that a licensed tradesman, engineer or
laboratory be consulted on a particular issue. For example, a plumber
might be consulted on a floor drain that appears to have backed up
repeatedly. He would use specialized equipment, inserted into the drain,
to more completely explain and diagnose the issue at hand.
Sometimes, a client may have concerns about the environmental quality
within the house. In these cases it is common for us to take samples for
testing. We might pursue the presence of various microbes, compounds, or
gases. Generally, there is an extra fee for these tests.
Often we make suggestions regarding maintenance issues. And often we
include in our observations commentaries on how separate systems of the
building have interacted together to create notable issues. We are
specialists in seeing the broad picture and can communicate these
synergies in an educational way to support your informed decisions.
Our analysis is presented in a final written report generally available
within 24 hours. This report is offered in two parts. The first part is a
summary of substantive issues noted during the inspection. This is
generally a page or two and is succinct. The second part is the unabridged
report. This part includes commentaries and suggestions and may also
include documentary photographs and drawings for explanation. |
